Quick Answer: If you’re visiting St. Johns County to evaluate it as a potential home, a well-planned weekend can cover neighborhoods, beaches, restaurants, and daily-life spots that give you a real feel for the place — not just a house tour. Here’s how I’d spend two days if I were you.
Why Your Visit Matters More Than You Think
Most out-of-state buyers make one — maybe two — trips before going under contract. That’s a tight window to evaluate schools, commute routes, neighborhood vibes, dining, and walkability. This itinerary is designed to give you maximum exposure in minimum time, across different parts of the county.
Friday Evening — Arrive, Decompress, Eat Local
Where to stay: Ponte Vedra Beach or St. Augustine historic district. Both give you a taste of different ends of the county.
Dinner suggestion: Head to Nocatee’s Nocatee Town Center for a preview of the area’s suburban dining scene — casual, welcoming restaurants with a walk-around vibe. Or if you’re staying in St. Augustine, grab dinner on St. George Street or at one of the restaurants along the waterfront.
Evening drive: After dinner, do a slow loop through the main community entrances — RiverTown, Shearwater, Nocatee’s Twenty Mile — just to get a feel for scale and road layout. No pressure, no tours. Just eyes open.
Saturday Morning — Neighborhood Exploration
Start early (8–9 AM). This is prime time to see communities in their natural state — people walking dogs, kids at bus stops, neighbors talking. You’ll get a feel for density and activity level.
Suggested route: 1. Shearwater — Golf cart community. Drive through, look at the amenity center area if you can access it. Notice the trail connectivity. 2. RiverTown — Larger master-planned community. Drive along the river-facing sections. 3. Nocatee — Take a loop through Twenty Mile and Crosswater. Notice how walkable the amenity zones are. 4. Beacon Lake — Newer, smaller-scale. Good contrast from the larger communities.
Mid-morning stop: Coffee at one of the spots along CR-210 or in Nocatee Town Center. Sit for 20 minutes. Watch who comes in. That’s your demographic profile right there.
Saturday Afternoon — Practical Life Check
This is where most visitors fail to invest enough time. You need to see the mundane stuff.
Grocery stores: Hit a Publix in Nocatee and one near St. Johns Pkwy. Note the drive time from neighborhoods you’re considering.
Traffic test: Around 4:30–5 PM, drive CR-210 or I-95 toward the Duval County line. This is your real commute test if you’ll be working in Jacksonville or the Southside.
Ponte Vedra Beach drive: Head east on CR-210 to A1A. Drive the beach road north through Ponte Vedra Beach into Jacksonville Beach if time allows. You’ll understand the coastal premium immediately.
Dinner: Try something in St. Johns Town Center (just over the county line in Jacksonville, but where many St. Johns County residents dine regularly) or head back into St. Augustine for a different vibe.
Sunday Morning — The Real St. Johns
St. Augustine historic district. Walk it. Even if you’re buying in Nocatee or Shearwater, understanding that you live 20–25 minutes from the nation’s oldest city adds meaningful context to life here.
- Walk St. George Street
- Check out Castillo de San Marcos from the outside
- Have breakfast at one of the waterfront spots
St. Augustine Beach: A 10-minute drive from the historic district. Not the most pristine beach in Florida, but accessible and genuinely enjoyable. It’s also where a lot of residents end up on weekends.
Sunday Afternoon — Debrief Time
Before you leave, find a quiet spot and answer these questions:
1. Which neighborhood felt most like us? 2. Did the drive times feel manageable? 3. Did the lifestyle match what we imagined — or was it different? 4. What do we still need to know?
Write it down. You’ll lose the clarity once you’re back home and the trip is a memory.
What to Skip on a First Visit
- Outlet malls and tourist traps — that’s not your future daily life
- Rushed neighborhood tours without time to sit and observe
- Over-scheduling realtor meetings that eat your whole weekend
One More Thing
Every neighborhood has a different feel, and a lot depends on where within that neighborhood you land. Drive the streets, not just the entrances.
