Reverie at TrailMark — An Honest Look at This 55+ Community in St. Johns County
By Josh Rogers | StJohnsWithJosh.com
Quick Answer: Reverie at TrailMark is the 55+ active adult section within the TrailMark master-planned community in St. Johns, FL. It’s a newer, more modestly scaled 55+ option compared to Del Webb Nocatee or WaterSong at RiverTown — with a lower price point and a smaller community feel. For active adults who want 55+ living without the scale (and cost) of the county’s largest communities, it’s worth knowing about.
What Is Reverie at TrailMark?
Reverie at TrailMark is the 55+ designated section within TrailMark — a master-planned community in St. Johns, FL. Unlike Del Webb Nocatee (where Del Webb occupies its own large footprint within Nocatee) or WaterSong at RiverTown (a substantial standalone 55+ neighborhood), Reverie at TrailMark is positioned as a somewhat smaller, more intimate 55+ section within a growing community.
TrailMark itself is a relatively newer master-planned development in St. Johns County. It’s been growing and adding phases in recent years, which means it’s less established than Nocatee or RiverTown but also means there’s still opportunity for buyers who want to get in while the community is developing.
Reverie at TrailMark specifically caters to the active adult buyer who wants age-restricted community living but prefers a quieter, smaller-scale environment over the massive amenity complexes and higher carrying costs of the county’s larger 55+ communities.
The Age Restriction
Reverie at TrailMark operates as a 55+ age-restricted community under HOPA:
- At least one resident per home must be 55 or older.
- No permanent residents under 19.
- Guests may visit; they may not live there permanently.
This is legally enforced age-restriction. The community follows HOPA’s 80/20 residency requirement and maintains the necessary verification records.
Location: TrailMark, St. Johns, FL
TrailMark is located in St. Johns, FL — in the central/western portion of St. Johns County. The community sits along Race Track Road, which is one of the primary east-west connectors in this part of the county.
Location notes:
- St. Johns County consistently ranks among Florida’s safest counties — TrailMark residents benefit from that broader county-level safety record
- Reasonable access to major commercial corridors — Race Track Road and CR-210 provide connections to Publix, restaurants, medical offices, and other services within a short drive
- About 30–40 minutes to historic downtown St. Augustine
- About 25–35 minutes to Jacksonville’s major employment and retail corridors
- Not a beach-adjacent location — the beaches are roughly 45–60 minutes depending on which direction you’re heading
The TrailMark location is more “central county” than it is beachside or riverfront. That’s neither good nor bad — it’s just what it is, and it factors into daily life.
TrailMark as a Growing Community: What That Means for Buyers
One thing buyers considering Reverie at TrailMark should understand clearly: TrailMark is still growing and actively developing. This has real implications.
On the positive side: if you buy into a growing community, you’re getting in at an earlier stage. Infrastructure, new amenities, and community refinement tend to improve over time in well-managed master plans. Early buyers sometimes get better pricing, more lot selection, and the satisfaction of watching a community come into its own.
The honest counterpoint: active construction means construction noise, construction traffic, and nearby development activity. If you’re moving from a home you’ve owned for 30 years and you’re used to a settled, established neighborhood, active development nearby can be jarring. It’s temporary — but “temporary” in master-planned community terms can mean years.
Before you buy at TrailMark, drive through the community on a Tuesday morning. See how much construction activity is happening. Ask how many more phases are planned and where they will be relative to Reverie. Make an informed decision about what that means for the first years of your life there.
I’m not telling you to avoid TrailMark. I’m telling you to go in with eyes open.
Amenities: What TrailMark Offers
TrailMark’s amenities are solid for a community of its scale. They include:
- Community pool
- Fitness center
- Trails for walking and biking
- Outdoor recreation areas
- Social gathering spaces
This is a real, functional amenity package. It’s not at the scale of Nocatee’s infrastructure or the Anastasia Club at Del Webb — and it’s not priced like those communities either. The amenity scale at TrailMark is appropriate for what it is: a growing community that prioritizes livability over resort-level spectacle.
Reverie at TrailMark residents generally have access to TrailMark’s community amenities alongside their 55+ designation. Verify the specific access structure — what’s shared with the broader TrailMark community versus what’s specific to Reverie — with the community directly, as this can evolve as the community develops.
The Homes
Reverie at TrailMark offers single-family and/or villa-style homes within the 55+ section. The 55+ home designs in communities like this tend to emphasize:
- Single-story living (primary bedroom on main floor)
- Lower-maintenance exterior features
- Open-concept layouts
- Covered outdoor living spaces
If Dream Finders Homes is building in Reverie at TrailMark (which has been associated with TrailMark broadly — please verify current builder information with the community before purchasing), buyers should expect the quality and process typical of a regional production builder. Dream Finders has a solid reputation in Northeast Florida.
Price range: Reverie at TrailMark has generally been positioned at a lower price point than Del Webb Nocatee or WaterSong at RiverTown. Pricing can vary significantly depending on home size, lot, and the state of the market. Contact me for current, accurate pricing — any numbers I put in a blog post will be out of date faster than the market moves.
CDD Fees: Understand Before You Buy
TrailMark, like most master-planned communities in St. Johns County, has Community Development District (CDD) infrastructure funding. CDD fees appear as a line item on your annual property tax bill — not in your purchase price, and not typically in your HOA documents.
I do not quote specific CDD dollar amounts. Those figures change annually and the authoritative source is the St. Johns County Tax Collector’s office. Before you make an offer on any property in TrailMark, verify the current CDD assessment for that specific parcel.
This applies to virtually every master-planned community in St. Johns County — Nocatee, RiverTown, TrailMark, and others. The notable exception is Silverleaf, which is a CDD-free community. More on that in the next post.
Who Is Reverie at TrailMark Built For?
Let me be direct about this, because it’s the most useful thing I can tell you.
Reverie at TrailMark is a good fit for buyers who:
- Want 55+ living at a more attainable price point
- Prefer a smaller, quieter community scale over massive resort-style amenity campuses
- Are comfortable being in a community that’s still growing and developing
- Don’t need golf cart access to retail and dining as part of their daily lifestyle
- Value a simpler, lower-key community culture
- Are newer to the St. Johns County market and are looking at a wider range of options
Reverie at TrailMark may not be the right fit if:
- You want a fully established, settled community with no nearby construction
- You want the largest or most comprehensive amenity center in the county
- Golf cart access to retail, dining, or waterfront amenities is a priority
- You want the most recognized brand name in 55+ community development (Del Webb carries more weight in some buyers’ minds)
- You’re trying to avoid CDD fees (look at Silverleaf instead)
What Are Buyers Actually Like in Reverie at TrailMark?
Based on what I’ve observed working in St. Johns County, the buyers who are most drawn to Reverie at TrailMark tend to share a few characteristics: they want the 55+ designation and community, but they’re not looking for the biggest, most resort-forward experience in the county. They’ve often looked at Del Webb Nocatee and found it either too large, too busy, or priced beyond what they want to spend. They value a quieter pace and a more modest monthly carrying cost over having access to the most comprehensive amenity campus in Northeast Florida.
Many of them are also drawn to the fact that TrailMark has good bones — solid location, improving infrastructure, a community that’s still being built out but has a clear vision. They’re willing to live through some of the early-community realities because they see the value in getting in before the community fully matures.
That’s a real buyer. If that description sounds like you, it’s worth exploring seriously.
The Honest Comparison: How Does Reverie at TrailMark Stack Up?
vs. Del Webb Nocatee: Del Webb is significantly larger, more established, and has a more comprehensive amenity package — but carries higher costs (purchase price and carrying costs). TrailMark is the more modest, quieter option for buyers who don’t need or want the Del Webb experience.
vs. WaterSong at RiverTown: WaterSong has the river setting and Mattamy’s quality, but is more expensive and more nature/water-oriented. Reverie at TrailMark appeals to buyers who don’t have a strong draw toward the riverfront lifestyle.
vs. Reverie at Silverleaf: Both Reverie communities are positioned similarly in terms of scale and price point. The major difference: Silverleaf has NO CDD fees — a meaningful long-term financial advantage. If you’re weighing the two, that no-CDD distinction is worth real scrutiny.
What to Think About Before Touring
If Reverie at TrailMark is on your list, here’s what I’d want you to do before you go to a sales office:
- Drive through TrailMark on a regular weekday — not a weekend, not a special event day. Get the real feel of what daily life looks like.
- Observe the construction activity. How close is it to the Reverie section? What’s being built nearby? How long is it expected to continue?
- Confirm which builder is currently building in Reverie — the builder lineup in newer communities can change, and you want to know exactly who’s building your home.
- Ask specifically what amenities Reverie residents have access to — just Reverie’s own facilities, or TrailMark’s broader amenity set, or both?
- Get the current CDD figure for the parcels you’re considering.
- Compare the all-in monthly cost honestly against Del Webb Nocatee and WaterSong at RiverTown. The price difference may — or may not — be as significant as you expect once HOA and CDD are factored in.
The Bottom Line on Reverie at TrailMark
Reverie at TrailMark is not trying to be Del Webb Nocatee. It’s not trying to be WaterSong at RiverTown. It’s a different product for a different buyer — someone who wants 55+ living in a community that’s still finding its footing, at a price point that’s more accessible, with a smaller-community feel.
For the right buyer, that’s exactly what they’re looking for. Not every active adult wants a 38,000-square-foot clubhouse or a kayak launch on the St. Johns River. Some people want a nice pool, good neighbors, a quiet neighborhood, and a home that doesn’t cost them $600,000.
If that’s you, Reverie at TrailMark deserves a look.
The Social Experience in a Smaller Community
Here’s something worth thinking about that the amenity lists don’t capture: social culture is partially a function of community size.
Del Webb Nocatee has hundreds of homes and a large, programmed social calendar run by professional Lifestyle Directors. The critical mass of residents means there are clubs for dozens of interests, events happening multiple times a week, and a constant churn of activities to participate in — or ignore.
Reverie at TrailMark, as a smaller 55+ section, will have a different social dynamic. The neighbor-to-neighbor connections may be more organic and less programmed. You may actually know a much higher percentage of your neighbors. The community may feel closer-knit precisely because it’s smaller.
For some buyers, that’s actually more appealing than the large, organized community experience. Not everyone wants a Lifestyle Director scheduling their social calendar. Some people want a quiet neighborhood where they know their neighbors and the pace of life is genuinely relaxed.
If that sounds like you — if you’re drawn to smaller, quieter, and more personal rather than large, vibrant, and activity-programmed — Reverie at TrailMark’s scale may actually be a feature, not a limitation.
What Future Development Means Practically
I mentioned that TrailMark is still growing, and I want to be specific about what that means — because “still growing” can mean very different things depending on where you are in the community and how much is left to build.
If the remaining TrailMark development phases are on the far side of the community from Reverie, the impact on your daily life may be minimal. If active construction is directly adjacent to Reverie’s current phases, you should expect construction noise during weekday hours, construction vehicle traffic on community roads, and a landscape that looks more like a job site than a finished neighborhood in some areas.
This is not permanent. Communities do finish. Landscaping matures. Streets quiet down. But in the meantime, you’re living through the development of the community — and that experience varies enormously depending on where your home sits relative to what’s still being built.
The action item: before you buy, specifically ask where the remaining development phases are, how many more homes are planned, and what the expected build-out timeline is. Walk or drive to those areas and look at them with your own eyes. That information should be a real input into your purchase decision.
A Note on Current Information
Because TrailMark is actively developing and Reverie is a newer addition to the 55+ landscape in St. Johns County, some details in this post may evolve — which builders are active, which amenities are open, what phases are available. I’d rather acknowledge that than pretend a blog post is a real-time data source.
