Born in Colombia. Raised Across Europe. Landed in Florida.

Zisco was born in Colombia and spent chunks of his childhood moving through Europe before his family landed in Florida in 1999. He arrived with a dream of becoming a pilot and a willingness to figure the rest out along the way.

Not long after, he met Chelsea — who would become his wife, his biggest encourager, and honestly, the anchor that made all the moving manageable.

After September 11, Zisco felt something shift. The country that had taken him in was under attack, and he wanted to do something about it. He joined the military in 2002 and spent the next 24 years serving — first in the Air Force, then earning his wings as a U.S. Naval Aviator.

That career brought everything you’d expect: pride, purpose, deployment, and a lot of boxes. It also brought Giovanni and Santi — two boys who’ve inherited their dad’s ability to land somewhere new and make it feel like home.

The Move That Stuck

Jacksonville came in 2015 — one more assignment on a long list. Except this one was different.

St. Johns County had something their family hadn’t quite found anywhere else. Neighborhoods where people actually knew each other. Activities that kept the kids busy and the parents connected. A community that felt less like a zip code and more like a place worth putting down roots.

So after a lifetime of leaving, Zisco and Chelsea did something they hadn’t done before: they stayed.

And true to form, Zisco didn’t just find a community he loved — he jumped into it with both feet. He spent years coaching youth soccer and now pours the leadership and lessons earned through decades of military service into tutoring and mentoring teenagers in his Classical Christian homeschool community.

How He Found F3

That same homeschool community is where Zisco met Josh — and eventually the rest of the F3 team. Their friendship grew over the years, including more than a few miles on the Appalachian Trail with their boys.

When the conversation turned to real estate, it made a certain kind of sense. After a lifetime of moving — between countries, military bases, and assignments — helping other families find a place to stay felt like the right next chapter.

He understood the process from the inside. What it costs emotionally. What you’re actually looking for when you’re tired of starting over. And what it feels like when a new place finally clicks.

Life in St. Johns County

Ask Zisco why he loves living here and you’ll get more than one answer. Historic St. Augustine is down the road when you want charm and a good dinner. Jacksonville is close enough for a symphony or a ball game. The beach is close enough to catch sunrise and still be back before your coffee gets cold. And day-to-day life — schools, errands, soccer practice — is just minutes from home.

He knows all of this because he actually lives it. When he’s not working, he’s playing soccer, training in Taekwondo, sitting at the piano, catching a concert, or hosting friends and family. He has never been particularly good at doing life halfway.

After a career built entirely on service, Zisco has just found a different way to keep doing it — helping families find their place in a community he genuinely loves calling home.
