Nocatee
Nocatee is the largest master-planned community in the county and consistently one of the best-selling communities in the entire United States. It spans parts of St. Johns and Duval Counties, so when you’re looking at homes in Nocatee, it matters which side you’re on.
The amenity package is exceptional — multiple water parks, sports fields, fitness centers, trails, and a town center with shops and restaurants all within the community. It’s designed to be walkable and bikeable in a way that most Florida developments aren’t.
School zones within Nocatee vary by neighborhood. Most residents are zoned for Nease High School. Elementary assignments include Pine Island Academy, Palm Valley Academy, Valley Ridge Academy, and the upcoming Sabal Palm Academy (expected Fall 2026).
